Three-building Class A project brings small-bay, yard-oriented neighborhood flex bay industrial product to growing Signal Butte corridor


Scottsdale-based Cavan Commercial has officially broken ground on Signal Butte & Germann, a three-building, Class A light industrial development in Mesa’s emerging Signal Butte industrial corridor.

Located at 7423 S. Signal Butte Road in Mesa, Ariz., Signal Butte & Germann will span 4.1 acres and deliver three 15,007-square-foot freestanding buildings, each on an individual legal parcel, allowing for flexibility in ownership while maintaining the functionality of a multi-building industrial campus.

 

“The Signal Butte corridor has become a flex industrial and high-tech employment district, with strong demand for low-coverage, yard-oriented space beyond traditional big-box warehouse product,” said Dale Cavan, founder of Cavan Commercial. “That segment remains undersupplied, and we’re excited to bring another neighborhood flex bay development to a submarket that has quickly transitioned into an active industrial corridor with growing demand across multiple user types.”

 

Strategically located within a federally designated Opportunity Zone, the project offers potential tax advantages for qualified investors in addition to its premier Mesa Gateway industrial location. The Opportunity Zone designation may provide investors with the ability to defer capital gains taxes and potentially realize tax-free appreciation on qualifying long-term investments, subject to applicable regulations and individual tax circumstances. Coupled with strong industrial fundamentals, continued population growth and expanding infrastructure surrounding Phoenix-Mesa Gateway Airport, the project presents a compelling opportunity for investors and owner-users seeking long-term value in one of Metro Phoenix’s fastest-growing industrial corridors.

 

Design plans include minimum 18-foot clear heights, multiple at-grade roll-up doors, dedicated owner yards and professional storefront frontage along Signal Butte Road. The buildings will feature flexible interior layouts designed to accommodate single- or multitenant users. Construction is expected to be completed in June 2027.

The development is expected to benefit from planned infrastructure improvements along the State Route 24 corridor. The Arizona Department of Transportation is advancing an expansion that includes new freeway bridges and widened interchanges at Signal Butte Road, which is expected to improve regional access. Construction is anticipated to begin in late 2026, with completion expected in 2029. 

 

The site is also located within the logistics and commerce district identified in the city of Mesa’s Gateway Strategic Development Plan, which prioritizes the expansion of light industrial uses and job creation in the area.
