Diversified Partners Expands Development Division to Support Growing Commercial Real Estate Portfolio
Expanded team centralizes development operations and strengthens oversight of retail, mixed-use and commercial projects across 10 jurisdictions
Diversified Partners, a Scottsdale-based commercial real estate brokerage and development firm, announced the expansion of its development division to oversee 24 active projects across Arizona and Nevada, bringing development leadership, financial analysis, architectural expertise and project execution together under one team.
The expanded division oversees 21 projects in Arizona and three in Nevada, spanning 10 jurisdictions and approximately 384 acres, with an estimated 500,000 square feet of development across its portfolio. The projects include major ground-up developments such as Destination at Gateway in Mesa, along with retail and commercial projects in Phoenix, Surprise, San Tan Valley and other growing markets.
Previously, development activities were managed independently, with project responsibilities distributed among individual team members. The expanded division brings these operations together under a more centralized structure, introducing standardized procedures, project tracking and coordination to improve oversight, maintain schedules, minimize carrying costs and move projects toward completion more efficiently.

The expanded development team brings decades of combined experience in commercial real estate, development, investment and project management. The division includes Stan Sanchez, managing director; Mark Sunkel, director of development; Lance von Sprecken, development coordinator; Colton Sanchez, associate broker, investment and development analysis; and Dante Cruz Ramirez, design development/project manager. Together, the team works closely with architects, engineers, contractors, municipalities, tenants and consultants to oversee project milestones, schedules, budgets and approvals.
Mark Sunkel, director of development, leads the company's development efforts across retail, mixed-use and commercial projects. He brings extensive experience in acquisitions, portfolio expansion and market strategy, having previously served as a partner at CORE Realty Partners, director of real estate at Super Star Car Wash and director of real estate development at Beach Club Express Wash. His background includes managing projects from acquisition and entitlements through construction and delivery.
Lance von Sprecken, development coordinator, supports site analysis, underwriting, project coordination and development tracking across the company's active pipeline. Since joining Diversified Partners in 2024, he has worked across retail development, tenant requirements, market research and deal execution, coordinating with brokers, contractors, engineers and municipal representatives to keep projects on schedule.
Colton Sanchez, associate broker, investment and development analysis, brings more than a decade of experience in commercial real estate and global financial markets, specializing in financial modeling, valuation, capital sourcing and investment strategy. Previously, he served as an analyst at R.W. Kline Companies in Phoenix and vice president for the Andean Region at First Trust Portfolios, where he led expansion efforts throughout Latin America.
Dante Cruz Ramirez, design development/project manager, brings more than 25 years of experience in architecture, with a background in planning, design, construction documentation and project coordination. Throughout his career, he has worked with architectural firms across the Valley on commercial retail centers, hospitality developments, movie theaters, office buildings and residential projects. His experience in architectural design and construction administration provides additional expertise across the development process, from initial concept through construction.
