Formation Interests Begins Construction on FORM375 at Paso Del Norte Industrial Park Just Steps from El Paso’s Zaragoza Port of Entry

At a critical moment in global trade, a Dallas-based investment firm has started construction on what it claims is the best development site on the U.S. /Mexico border. Formation Interests has officially started construction on FORM375 at Paso Del Norte, an 800,000-square-foot, 4-building industrial and manufacturing facility situated directly adjacent to the Zaragoza Port of Entry in El Paso, Texas. This project represents a rare and irreplaceable location next to the second busiest inland port in America.

“At a time when global supply chains are rapidly shifting, the opportunity to develop this site could not have occurred at a better time,” said Formation Interests CEO Adam Herrin. “The city of El Paso has seen tremendous growth due to its proximity to Ciudad Juarez and the expansive manufacturing growth that has occurred across the border.”
FORM375 at Paso Del Norte is the only fee-simple site of scale directly adjacent to the Zaragoza Port of Entry, providing a unique Zaragoza Road address that offers immediate access to one of North America’s most vital manufacturing and trade corridors.
The project is being developed in a region with a 2.5 million-strong, binational workforce, serving as a premier gateway for nearshoring operations from the United States, Mexico, and international trade partners such as Taiwan.
The development comprises four industrial buildings totaling 802,604 square feet, anchored by a 513,074-square-foot flagship cross-dock facility.
“This is the best industrial site on the U.S./Mexico border. FORM375 at Paso Del Norte is designed to eliminate the “last mile” friction in cross-border trade. By offering a Zero-Distance Advantage, the site is positioned to deliver substantial documented annual logistics savings when compared to competing inland industrial nodes.
With average border crossing times often exceeding two hours, the site’s immediate proximity transforms regional logistical challenges into a measurable economic edge for global manufacturers and logistics leaders.
“This site has been owned by the same owner for over 100 years. The opportunity to assemble and create a best-of-the-best project at this location is truly a dream come true,” said Herrin. “We already have significant interest from both domestic and international businesses to occupy this project, as they have never had the opportunity to be this close to the Port of Entry.”
The entire campus features future-ready infrastructure, including high-capacity electrical systems specifically tailored to support the power needs of chip manufacturing and AI assembly.
