SIHI Unveils Sanctuair Deer Valley, a Best-in-Class Multifamily Community

Sunbelt Investment Holdings, Inc. (SIHI) is proud to announce the development of Sanctuair Deer Valley, an 18-acre, Class A multifamily community located at the northwest corner of 19th Avenue and West Grandview, across from Turf Paradise. Strategically situated just east of the Deer Valley I-17 employment corridor, Sanctuair Deer Valley represents the first development under SIHI’s new Sanctuair residential community initiative, a brand focused on enhanced sustainability, livability, and resident wellness.

The groundbreaking commenced in March on the 363-unit Sanctuair Deer Valley, which will feature two and three-story garden-style residential buildings designed with modern architecture. The community will offer a mix of one, two, and three-bedroom units as well as townhomes ranging from 737 to 1,802 square feet.

Sanctuair Deer Valley’s high-end features will include a resort-style pool with a spa and cold plunge, a large fitness center, a yoga lawn, pickleball courts, and an almost ¾-mile pedestrian walking trail, a golf simulator, an outdoor putting green, a music room, a hammock garden, and a meditation room. Residents will also enjoy a citrus orchard, resident garden, game lawn, enclosed bike storage, and tot-lot for kids. The project is pet-friendly, featuring two dog parks, each equipped with a dog wash.

The development is pursuing a National Green Building Standard (NGBS) Silver rating, with features including solar-energized clubhouse and fitness buildings and electric vehicle charging stations. Additionally, SIHI has invested heavily in sound attenuation materials for wall, ceiling, and floor assemblies to ensure a quiet, high-quality residential experience.

Sanctuair Deer Valley was designed by CCBG Architects, with MT Builders serving as the general contractor and Greystar selected as property manager. The clubhouse, fitness center, and first units are expected to be delivered in Q3 2027. The name Sanctuair stems from an emphasis on enhanced landscape, wellness, and sustainability practices that will be found throughout the project. SIHI is also the owner of multiple residential development sites around the Valley.
