Sun State Builders Goes Vertical on 450,000-Square-Foot Industrial Project New Phoenix warehouse under construction

Sun State Builders tilts concrete walls on new 450,000-square-foot Class A warehouse in Phoenix. Pasternack Properties contracted the design-build general contractor to bring the $26.5 million industrial spec project to life. The industrial building is located at the Southeast corner of 83rd Avenue and Interstate 10.



Sun State Builders broke ground on the project in early March and is targeting construction completion in December 2026. Designed by Pasternack Properties’ architectural team, the building is a cross-dock warehouse geared toward companies transporting products with quick turnaround times.


“Pasternack’s development team is well positioned with this in-fill parcel to capitalize on the high demand for industrial space in the Phoenix area. There isn’t a better location for a large cross-dock distribution facility,” states Mike Forst, CEO of Sun State Builders.

The state-of-the-art building features 40’ clear height and 71 docks. It’s an all-concrete design with no asphalt on site.

Leasing is expected to begin at the end of 2026. Marc Hertzberg, executive managing director for the Arizona industrial group at JLL, and brokers Rylie Gilbert and Tony Lydon will handle leasing.
