Creation and LGE Design Build Break Ground on The Loop

New Class-A Industrial Campus Underway in North Scottsdale
What was once an empty stretch of land along the Loop 101 will soon become The Loop Business Park — a 267,000-square-foot Class-A industrial campus designed to meet the demands of a booming Scottsdale industrial market. Creation, a leading real estate development and alternative investment firm, development partner PGIM Real Estate and LGE Design Build, the Southwest’s premier design-build firm, have officially broken ground on the project.

Rising on a prime 16.45-acre site at Loop 101 and East Princess Drive, The Loop will transform an undeveloped parcel into four modern industrial buildings ranging from 54,000 to 101,000 square feet. Designed and built by LGE, the campus will feature footprints for light manufacturing, skilled assembly, industrial showrooms and distribution, all enhanced by elevated design, premier building features and sustainable elements like EV charging stations and low-impact landscaping. Located within the Perimeter Center, The Loop offers unmatched freeway visibility, convenient full-diamond access and proximity to the Scottsdale Airport, ensuring seamless transportation and connectivity for future tenants.
“From the outset, we partnered closely with Creation to bring their vision for The Loop to life. Their goal was to rethink what modern industrial development can be in Scottsdale,” said Mike Stafford, president of LGE Design Build. “We responded to that challenge and designed a space that goes beyond function, combining the efficiency of modern industrial design with the polish of high-end retail and office environments. It’s a place for businesses that value both operational and aesthetic excellence.”
Scottsdale’s industrial market is one of the tightest in the Valley: as of Q2 2025, the city reported just a 6.2% vacancy rate, compared with 12.9% across Metro Phoenix. Limited land availability and aging inventory have created outsized demand for modern space — exactly what The Loop is designed to deliver.
“The nearby Scottsdale Airpark submarket has essentially been built out for more than a decade, leaving tenants with outdated options that don’t fit the way businesses operate today,” said Grant Kingdon, principal of Creation’s Mountain West Region. “By delivering a state-of-the-art campus in one of the most visible, connected locations in Scottsdale, we’re creating an opportunity for premier employers to grow here, fueling long-term economic vitality for Scottsdale and the region.”
To commemorate the start of construction, Creation donated $10,000 to the United School for Autism, backing the school’s mission to provide students with unparalleled equal-education opportunities.
The Loop is slated for completion in late 2026. Pat Harlan and Steve Larsen with JLL are marketing the buildings for lease or sale.
The Loop is the latest in a string of transformative industrial projects by Creation, which continues to reshape the Valley’s industrial landscape with developments such as Thunderbird Commerce Park in Scottsdale, Park Algodon in Phoenix, Source Business Center and Nexus Commerce Center in Tempe and the newly under construction Harbor Park in Glendale.
