Diversified Partners, a leading Scottsdale-based real estate brokerage and development firm, is proud to recognize its in-house brokerage team with Delaney McGroarty and Jack Rodrigues, who support the firm’s growing development pipeline.

Working within the firm’s brokerage division, McGroarty and Rodrigues focus on ground-up retail development projects, supporting efforts from site identification through entitlement, leasing and delivery. Their roles help align brokerage strategy with development execution from the earliest stages of a project. In addition to leasing in-house development projects for Diversified, they continue to build relationships with third party landlords throughout the Valley.
The duo is involved in identifying retail sites, analyzing market demand and coordinating with consultants and municipalities throughout the entitlement process. During due diligence, they work to secure leases with credit tenants and remain involved throughout each project to support coordination and delivery.
“Delaney and Jack have developed a strong understanding of both brokerage and development,” said Walt Brown Jr., founder and CEO of Diversified Partners. “Their contributions support our ability to execute projects from initial concept through completion.”
Recent projects include an approximately 3.9-acre retail development at Bella Vista Road and Gantzel Road in San Tan Valley featuring three retail pads, a build-to-suit location for Starbucks in Kingman and the repositioning of former bank branches into new retail concepts.

McGroarty began her career at Diversified Partners in 2021 as an intern while attending Arizona State University. After graduating, she transitioned into an entitlements coordinator role, gaining experience in development and municipal coordination. In 2024, she moved into a brokerage role focused on tenant and landlord representation, retail leasing and sales, while continuing to support development projects. She is a member of the Urban Land Institute and the International Council of Shopping Centers.
Rodrigues joined Diversified Partners in 2022 as a sales and leasing agent after previously interning with the firm during high school, where he was introduced to retail development and mentored by Brown. He earned a degree in business law from Arizona State University and supports leasing and project management across several of the firm’s developments. He is a member of the International Council of Shopping Centers.
