Net Zero Energy Developer MODUS Companies Building 720 Build-to-Rent Units in 2023

The five new Net Zero Energy developments will be coming to Arcadia, Buckeye and Casa Grande


One of the country’s leading developers of Net Zero Energy (NZE) communities, MODUS Companies, doesn’t see the Build-To-Rent (BTR) market slowing anytime soon, with an expected 720 units to commence construction in 2023 alone. The first project, a build-to-rent community called Arcadia Views in Phoenix, debuts this month followed by three communities in Buckeye totaling 228 build-to-rent units (and 272 apartment units), and 206 build-to-rent units at a new community in Casa Grande, Arizona.


“Labor and supply chain are not the problems today as they were in past years. While other home builders have been taking a step back or being more cautious, we have been purchasing more land to account for the incoming jobs and thousands of new residents that will be coming to the state,” said MODUS Companies Founder Ed Gorman.

In 2022, MODUS Companies was one of the top acquirers of multi-family land in Arizona, totaling approximately $30M in purchases of 100 acres of land.

“We’re confident in the future of BTR but even more confident in Net Zero Energy housing, as it’s solving two global problems: the housing shortage and energy consumption,” said Gorman.

All MODUS Companies projects utilize NZE technology that lower electric bills anywhere from 50-70% percent for the resident and includes Energy Star® Net Zero Energy certification, rooftop mounted solar panels, mini-split heating and cooling systems with a 20 SEER heat pump, energy recovery ventilators, hybrid hot water heaters and other environmentally friendly features.

Gorman added that all MODUS developments are also seeing higher retention rates and rents than their traditional competitors. “Not only due to the cost-savings from an energy standpoint, but the insulation provides better sound proofing, each unit has advanced home automation and ultimately you’re living in a home that is helping to save the Earth and cut back on traditional construction and energy methods that add to issues like global warming.”
